Proving the following points of law are met anywhere in England and Wales:
- There must be a rent warrant issued on the forms we provide.
- There must be an existing tenancy agreement or a previous one in place that has expired
- The rent must be one day overdue or more.
- The landlord must not have issued any proceedings regarding this debt.
- Distress can only be executed at the property for which the rent is in arrears, not the tenants home. Only goods which are not protected by law may be seized by the bailiff.
Forfeiture of lease.
In most commercial leases the landlord has the right to terminate a lease without going to court provided that the rent arrears still exist after a certain period specified in the lease. For a fixed fee we are able to provide this service anywhere in England & Wales.
